Why is my heating system contaminated?
Over time heating systems can produce a dark sludge called magnetite. This can be for a variety of reasons including inadequate cleansing when the boiler was first installed, bad system design, reaction between differing metals within the system, ingress of bacteria and oxygen into the system water and failure to replenish the inhibitor chemical after draining and refilling the system to name a few.
What are the tell tale signs?
Classic symptoms can include a noisy boiler, cold spots on radiators, sluggish circulation, reduced heat output, repeated pump failures, the need to keep venting radiators, a gassy smell when bleeding radiators, etc.
Why do I need a power flush?
There are three main, approved, types of flushing procedure but a Power Flush is considered the 'best practice' and the most effective way of thoroughly cleansing your heating system.
How is the work done?
The Boiler, radiators and associated heating pipework are flushed out using specialist equipment. A high velocity, but low pressure, pumping machine, utilising the latest magnetic filtration technology, is used in conjunction with cleansing chemicals and other specialist aids which together break down build ups of sludge, scale and other debris before being flushed away. After cleaning, the system is refilled with clean water and treated with a chemical inhibitor to help prevent a return of the problem in the future.
Is it safe? Will it cause leaks?
The process is quite safe and will not cause any leaks. In some rare instances, however, it has been known to reveal tiny ‘pin holes’ which were already there due to corrosion but had remained unnoticed due to being sealed up by the sludge.
Is there much upheaval?
Our engineers are fully trained and experienced. They will protect your home with dust sheets, work cleanly and will tidy away before leaving.
How long does it take?
For an average sized property, with around ten radiators, the whole process normally takes less than a working day.
On going treatment:
Once the system is cleaned we recommend the installation of a Magnetic filtration device such as the Adey ‘MagnaClean’ for on-going protection. This is a low price solution, with no running costs, which is simple to install and will continue to protect the heating system for many years ahead.
Check concentration of inhibitor chemical at least once a year and top-up as required.
